WE ARE SUPPLYING LANDLORD FURNITURE PACKAGES For HMO's And Serviced Apartments.

One thing that never fails to amaze me is the budget that some people claim they’re able to transform a single family home into an HMO Furniture  for.
Even just covering the basics like fire safety requirements is an expensive process, and I’ve always taken the approach of doing things right the first time and knowing that we won’t need to worry about maintenance for many years to come.
It’s much easier, after all, to rewire a house when you’re tearing it apart than when you’ve got 5 or 6 tenants already living there that your contractors need to work around.
The other reason I like to do a lot of work up front with HMOs is that tenants in an Furniture Packages are going to put far more stress on a property than a single family.
You have 5 or 6 adults using the bathrooms, kitchens, floor coverings, doors, appliances etc on a very regular basis, and through my time as a letting agent I saw far too many landlords take shortcuts during the renovation stage, only to have extra cost and extra hassle 6 months down the line when the 8 year old kitchen (that they inherited when they bought the property and were too cheap to replace) starts falling apart.
They’d spend a few months putting little things right like loose hinges or broken handles, then it’d get a little worse as the plumbing would block and flood the kitchen or the electrics would start to flicker like Blackpool Illuminations, before finally they had to bite the bullet and replace the whole thing anyway.
The cost and the hassle are one thing that can be forgotten about with time, but from that moment on the tenants would have their landlord marked as someone who didn’t care about them or the property, and things can descend rapidly from there…
Anyway, the whole purpose of this post isn’t to criticise the choices of HMO Landlord Furniture, but to focus on what I feel is a reasonable budget to expect to spend on an HMO conversion.

What we need to know when buying furniture for your rentals?

Living in an apartment definitely has its added benefits as compared to living in an
independent setup. If you live in an apartment you have a lot of things that are already
sorted out for you without having to break your head on how to get things in place.
After all, it’s super convenient to come home to a host of amenities and always have people
around to take care of everything, from fixes to security. However, all this ease comes at a
slightly higher cost.
Here are some point need to consider while rent any furniture.

1. Use your common sense
Don’t put obnoxious or over the top items in your property that may be disliked by
people. Go for subtle and neutral looking things, in order to not spark any dislike.
Avoiding statement pieces ensures you keep away from preferential likes…or
dislikes.  Also, consider space-saving items if your property is smaller. Do not go for
big tables and chairs in a really small room, instead go for more compact and
foldable tables and chairs.

2. Choose things that are really hard wearing.
It’s best to go to the suppliers who provide rental furniture. They will provide you
with the hard wearing rental furniture that you need. This is because they produce
furniture that is meant for the wear and tear. Let’s take beds for example; you would
want to go for stronger sturdier beds. Do not opt for those flimsy, frail framed beds
that will last five minutes in a rental.

3. Furniture that has to stand the test of time and use
Go for items that are easy to clean. As rental furniture is brought to be used by
many people, it needs a higher level of cleaning and maintenance. If, for example,
you are getting a sofa for your rental, get one that has a removable cover so that it
can be taken off and give it a spin in the washer when and if needed.  Going for
leather or faux leather can also be a good option as they only need a wipe to be
maintained and are easy to clean.

More stress on a property than a single family

You will be popular with your tenants if you can make their life easier by providing any extra storage to help them organise their belongings. If the room is practical and functional, without feeling overcrowded, they are more likely to pay higher rents, and stay longer.

Here are some options you may not know that HMO Furniture can help you with!

The other reason I like to do a lot of work up front with HMOs is that tenants in an Contract Furniture are going to put far more stress on a property than a single family.
When choosing HMO furniture for your living and dining room, it’s important to pick timeless, functional pieces that fit your space and budget!  Choose from contemporary and modern, traditional or a bit of both in a unique eclectic mix – there are no rules, so don’t be afraid to get creative and buy Landlord Furniture you love.

HMO Furniture is nature inspired utilising Landlord Furniture . The complete range of furniture is designed to create a stimulating learning environment. All furniture is designed to be modular to allow the natural Spaces range to fit neatly together. All Natural Spaces furniture features a low maintenance wipe clean surface.

Anyway, the whole purpose of this post isn’t to criticise the choices of HMO Lease Furniture, but to focus on what I feel is a reasonable budget to expect to spend on an HMO conversion.
We’re in the process of turning an office into a 10 bedroom HMO and once that project is finished I’ll run through the specific costs of that, but having just finished turning a 3 bedroom terraced house into a 5 bedroom HMO, I wanted to use that as a real-life case study for the type of conversion a lot of us are working on on a daily basis.
